The mainland option
The Fire Island alternative that stays open all year
Fire Island is wonderful and seasonal. The Joyful Beach House sits on the same Great South Bay, on the mainland side in Patchogue, half a mile from the Davis Park ferry terminal. You get the bay, the sunsets, and the beach-town feel, plus things the island cannot offer: your car in the driveway, a full kitchen, downtown restaurants a mile away, and a house that welcomes you in January as warmly as July.
What you keep, what you gain
- Keep the bay: the patio looks straight out at the water and the Shorefront Band Shell.
- Keep the island when you want it: the ferry is half a mile away, and water taxis also run.
- Gain your car: driveway parking for 2 to 3 cars, no boat schedule between you and your plans.
- Gain the seasons: the house is open and warm year round; the bay in winter has the best sunsets of the year (our opinion, but the photos back it up).
- Gain a real town: downtown Patchogue dining, nightlife, and the theatre are about a mile away.
Honest tradeoffs
